LONG-TERM RENTALS IN FUERTEVENTURA
Since 2023, the Spanish Government has updated the LAU (Ley de Arrendamientos Urbanos), defining a long-term rental contract as one lasting 12 months plus. Tenants have the right to renew these contracts annually for up to five years.
Temporary holiday rentals are also defined by the law, catering to those needing accommodation for various reasons, such as renovations to their primary residence, work assignments, or study periods. These rentals can range from a few days to several months, depending on the circumstances.
WHAT IS A LONG-TERM RENTAL?
Long-term rentals are those where the property serves as your primary residence for at least 12 months, with options to renew up to five years. Temporary rentals, on the other hand, last less than 12 months and are intended for specific needs, with fixed start and end dates.
When renting it is important you have correct contracts in place that protect your and the owners rights a good Estate Agent should have in place correctly worded and legal contracts, GoldAcre Estates administration team regularly check the requirements under law and ensure all new contracts comply with the Government and Local Town hall acts.
TIPS & REQUIREMENTS FOR TENANTS ON RENTING A HOME IN FUERTEVENTURA
Plan for upfront costs, including advance rent, moving expenses, and utility setup fees (water, electricity, internet, etc.). Most long-term rentals come furnished, including essentials like a TV, beds, and kitchenware. You will be provided with a detailed inventory before moving in. REQUIRED DOCUMENTS FOR RENTAL AGREEMENTS
Personal information (copy of passport/NIE/DNI, references if possible).
Proof of income (payslip + employment contract, pension statement, income statement).

DEPOSIT
A one-month deposit is typically required, although some landlords require an additional month as a guarantee. Each property/landlord has different requirements, and our team will advise you on all aspects and details.
Note: Under Current legislation the person renting does not have to pay a fee to the Estate Agent, by Law this is the responsibility of the owner renting the property.
TIPS FOR PROPERTY OWNERS ON RENTING A HOME IN FUERTEVENTURA
Tenants are responsible for paying utility bills, although some landlords choose to offer all-inclusive rates included in the rent. Our team will advise you on the most suitable option for you.
Community fees for properties within a complex are typically paid by the landlord. This is a legal requirement, as are local taxes (municipal tax), and a current Energy Performance Certificate is required.
Owners should have for their security an inventory that the Tenants need to sign of the property's contents to confirm their condition and details (note this should form part of the contract), the team at GoldAcre Estates can assist you with compiling this and of course adding it to our contracts. Any damages can result in deductionsfrom the deposit.
